Yes. If you own an existing lot, we will be glad to meet with you and discuss a

a lot.
Typically waterfront homes, including docks, bulkheads, pools, and guesthouses. It’s a turnkey process, from site work through move-in.
As your local luxury home builder and designer, we are proud to serve the Greater Wilmington area’s neighborhoods and families. We’re rooted in the local community, with deep ties to this beautiful and vibrant coastal city we call home. We’ve built homes for clients throughout New Hanover County including Wrightsville Beach, the Country Club of Landfall, Figure Eight Island, Carolina Beach & Kure Beach, Porters Neck, and Forest Hills. We occasionally add other areas, so if your property lies outside one of these areas, ask!
Square Footage Breakdown:
There’s an economy of scale; a larger home will see lower square footage pricing, whereas a smaller home will have a higher cost per square foot.
Our pricing for renovations/remodels begins at $1,000,000.
During the design phase, we touch on the budget three times. Once the design and specifications are completed, we can finalize the construction estimate. The ability to finalize the estimate includes 3D virtual tours that tie back an exact spec and budget line item. This enables you to know exactly what you’re are getting and what it will all look like when it’s complete.
Once our clients have moved into their new Tongue & Groove home, they will receive a complimentary year of our monthly Property Maintenance subscription. At the end of that year, our team will complete a warranty walkthrough and complete any work that falls within the 1-year home warranty.
Depending on the work scope, the construction of a new home can take anywhere
from 12 to 24 months.
As a Design + Build firm, we operate as a “one-stop-shop” for home building and
design. This means homeowners only need to explain their vision to one person who
then communicates it to the single design + build team. This is also the case
throughout the project. Rather than the homeowner overseeing the two moving
parts of the design and construction phase, a design + build firm watches over both.
A study commissioned by the DBIA found that projects using design + build firms
finished about 33% faster than those that used the traditional design, bid, and build
process.
We typically have 4 – 6 projects at one time.
Yes, it is an open book policy. Each month clients get an invoice that will include
all contractor bills, hourly time-sheets, and receipts that we share directly with the
client.
Absolutely, at your request, we will provide you with a list of homeowner
references. We pride ourselves on our high-quality craftsmanship, attention to
detail, and building personal relationships during the design + build process, which
we maintain through warranty and beyond.
Your first meeting can be just a preliminary meeting if you’d like to get some
questions answered, or we can get started on as many details as you’d like. If you
have ideas or a floor plan in mind already, it helps to bring those for us to see and
go over with you.
Tongue & Groove has a client login site via CoConstruct. Once you finalize all of
your paperwork, we send you a link to set up your account on CoConstruct. From
this login, you can view your plans, contracts, specs, and selections from anywhere.
We also use CoConstruct as a tool for all of our contractors and subs for scheduling.
You can see the calendar for your new home specifically and know what part of the
process will be starting next. Additionally, you will have direct contact with our
Project Managers, who will ensure you are updated. You can always expect to
receive exciting progress photos and videos from our team!
